What We See on Holiday Roofs

Holiday is mostly single-story concrete-block homes from the 1960s through the 1980s, with newer infill mixed in. That housing stock fails in a few predictable ways.

Add-on rooms with their own low-slope roofs

Florida rooms, enclosed porches and carports were often added years after the house was built, with a flat or low-slope roof tied into the original shingles. The tie-in is the weak point. When a Holiday homeowner calls us about a leak in the middle of the house, it is often coming from that transition.

Older roofs and insurance pressure

Many Holiday homes are on their second or third roof, and carriers have become strict about roof age. If your insurer has asked for a roof inspection or a replacement date, we can inspect, document the condition with photos, and tell you plainly whether you need a repair, a replacement, or nothing yet.

Salt air west of US 19

Closer to the Gulf, around Gulf Harbors and the waterfront streets, salt air corrodes flashing, drip edge, vent collars and fasteners before it wears out the shingles. On these homes we look hard at the metal, not just the shingle surface.

Low-Slope Roof Replacement in Beacon Square, Holiday

Inspected July 10, 2026 · Replaced July 15–16 under a Pasco County permit · Final photos July 20, 2026

This Beacon Square home has a main shingle roof and, like a lot of homes in the neighborhood, a low-slope section over a rear room that was added after the house was built. When we inspected it in July, the shingle field was in fair shape. The low-slope section was not. It had been patched several times, and the patches were where the trouble was.

We tore the low-slope section off, photographed the deck and fastening at every stage for the permit inspection, and installed a new base sheet with a white, reflective cap sheet on top. The critical part is where the flat section meets the sloped shingle roof. That transition is where most Beacon Square leaks start, so we rebuilt it rather than sealing over it.

Because the shingle field still had life left, the job was limited to the section that was actually failing.

What this means for your home: If your home has a Florida room, porch or carport addition with its own flat or low-slope roof, have that section and its tie-in looked at specifically. A roofer who only walks the shingles can miss it.

Permits in Holiday

Holiday is in unincorporated Pasco County, so roof permits go through Pasco County Building Construction Services. We pull the permit, schedule the inspections and close it out. A permit that is properly closed matters when you sell or refinance.

After a Storm

If a storm has come through, call us for an inspection before you file. We photograph every slope and any damage we find so you have documentation for your insurance company. Florida now generally allows one year from the date of loss to file a new or reopened property claim and eighteen months for a supplemental claim, so do not wait. Confirm your deadlines with your carrier or agent, because policies vary. If the damage is wear and age rather than a storm, we will tell you that.

Nearby Areas We Serve

From our Holiday office we serve New Port Richey, Port Richey, Elfers, Trinity, Hudson, Tarpon Springs, Palm Harbor and the rest of Pasco, Pinellas and Hillsborough counties.
